Theory Madison is a 213 unit/717 bed apartment community serving students of the University of Wisconsin – Madison. The project has an irreplaceable location at 415 North Lake Street in close proximity to State Street (campus town) and the Wisconsin campus. The project will define the eastern boundary of the university with exceptional views of Madison and its surrounding lakes. Theory Madison will be a contemporary 15-story tower with an extensive amenity offering including spacious landscaped roof decks, 24-hour fitness center, study rooms, podcast room, year-round Jacuzzis, pet spa, parking, bike storage, and an expansive vibrant ground floor club room. Theory Madison is a joint venture development between Mortenson Development Inc. and PeakMade Real Estate and is expected to open in the fall of 2026.
